Process

How do I get started?

1. Contact us- Call the office via phone 239-939-5411 or use our Website automated email. You will be contacted for additional project information. That information is given to our sales department. The sales department will call to discuss your project and schedule an appointment. Our appointments are made during regular business hours, Monday-Friday 8:00 AM to 4:00 PM. We request that all decision makers be present for our initial meeting. This helps us all get to know each other and ensure your project and our company are a good fit for each other.

2. Appointment- We will come to your home to discuss your overall wants and needs, while evaluating the existing space and how the new project can be incorporated into your home. At this meeting, we will get your ideas, give design suggestions and find out what is important to you and your family when utilizing the new space. We will review our planning and building process and how it is structured to ensure your project's success. Additionally, we will discuss the overall project budget so that we can design within that budget. It is a good idea to have some notes and budget items written down. This will help with the discussion.

3. Design Agreement - Next, your project will require a comprehensive plan to get the project started. Our Design or Professional Services Agreement will be drawn up for your review. The cost for these services will vary based on the scope of work for your project. Once approved the design process begins.

4. Design Approval & Scope of Work- After you have approved the design, we will prepare a comprehensive scope of work. This is a detailed description of the work, broken down to each step of the construction process from concrete to framing to electrical. We will schedule a meeting for all trades and subcontractors to review the drawings and the project area for the purpose of pricing and any input to issues they may have for completing their work.

Progressive Builders, Inc. will gather all pricing and adjust the scope of work, if needed. At this time you will be presented with a final scope of work and a fixed price for your project. This document should be reviewed to make sure all discussions are outlined as you want the project to be. The scope of work will clearly describe what is included to ensure that expectations are set from the beginning.

5. Material Selections- In addition to the Scope of Work, we will be working with you to complete the material selections required for your project. The more selections that are made prior to contract the better. A complete list of all appliances, flooring material, plumbing fixtures, lighting or other supplies needed to complete your project will be given to you during the design phase.
We will assist you with designers, personal shoppers or just helping you get to the right suppliers. You can decide on how you like to shop. Additionally, we can set up appointments for you to select materials. Our suppliers will then send all of the specifications and details of your choices to us.

6. Construction Contract- Once the scope of work and design are agreed upon, a construction contract will be signed. The construction contract and initial deposit will start our process of items that need to be done before your project can and should start. This will include ordering long lead time items and finalizing any structural designs and required engineering that will be submitted to the City or County. Depending on the complexity of the project, this process can take one to three months.
Now is the time to finalize all the material selections. Having the materials selected and ordered prior to construction start is critical to keeping the project schedule moving forward without delay. Many items like cabinetry can require a 6-12 week lead time.

7. Construction planning- With plans in hand and materials selected and ordered, we are ready to begin. Your project coordinator and superintendent will review the entire project in our office making sure that any unanswered questions can be addressed. They will then meet you on the job site and review the entire scope of work and walk the project and discuss any concerns.

8. Construction begins- Your super-intendent will supply you with an outline of the time frame for your project. Once the project is under construction, your superintendent is the first point of contact to discuss your overall project. Your Project Coordinator works on a daily basis with your Superintendent and Production Manager and is brought into the construction phase as needed. Do note that you can always contact your Project Coordinator or the office with any questions. Our goal is to have work completed on a daily basis to move the project along quickly to completion.

9. Walk Thru- Prior to completion of the project, you and your Superintendent will walk your project and record any small items or details that may need to be completed before final payment is made.

10. Closing the project- Upon completion of the project, you will receive a detailed packet that reviews warranted products and services. Our goal is to have you as a client for life. If you have questions or concerns after your project has been completed, we are only a phone call away!
